A quick note on the name. This review was requested as “ATS Villagex, Sector 93A.” We could not find any ATS project by that name, and no sign of a new ATS launch or new phase in Sector 93A as of September 2026. The only ATS project in the sector is ATS Village, which property portals also call ATS Greens Village or ATS Green Village. If someone is pitching you a new “Villagex” launch here, ask for its RERA project number before anything else, because nothing we found supports it.

ATS Village is an old, finished society. Work started in 2002 or 2003 (the contractor’s page and the aggregators disagree), and people have lived here since roughly 2005-06. There is no builder price or payment plan to evaluate and no construction to wait on. You would be buying a 20-year-old flat from another owner. What matters is the state of the building, whether the title and transfer papers are clean, and whether today’s asking prices hold up.

The RERA number on the listings, UPRERAAGT10119, is an agent’s registration. It shows up on many unrelated projects and says nothing about this one. Current asking rates (around ₹19,200 per sq. ft on Square Yards) sit about 23% above the Sector 93A average, and the rental yield works out to roughly 2.6% gross. The ATS Group has also had serious trouble on later projects, including insolvency proceedings against two of its companies. A finished society carries no construction risk from that, but it is a reason to check that land dues and paperwork for this plot are fully settled.

What Is Missing. The developer’s own list is short: pool, gym, squash, tennis, clubhouse, shopping arcade, power backup and security. Everything else comes from aggregator pages, which often copy generic lists, so the spa and jacuzzi in particular should be checked in person. No clubhouse size is published anywhere. On a resale purchase, what was promised in 2003 matters less than what works today. Walk the clubhouse, look at the pool and lifts, and ask the RWA for the current maintenance charge and any pending special levies for repairs.

Prime Location — ATS Village

Sector 93A is on the Noida-Greater Noida Expressway and has had housing for about two decades. The society is roughly 0.1 km from the Expressway, per Square Yards. The Aqua Line’s Sector 83 station is about 2 km away, although that figure comes from an aggregator and we have not checked it on a map. The same sector was home to Supertech’s Emerald Court twin towers, which were demolished in August 2022; the distance from ATS Village to that site was not verified.

We could not verify distances to Sector 18, the DND Flyway, Film City, the Sector 62 IT belt or Noida International Airport at Jewar with a map tool, so they are left out of the table below rather than guessed. Buyers should measure the commute that matters to them before deciding.

  • Botanical Garden, the nearest interchange to Delhi’s Blue and Magenta lines, is about 10 km by road.
  • Aggregator distances are often drawn from listing pages, not measured routes.

The table below uses the Square Yards asking rate of ₹19,200 per sq. ft (June 2026) applied to each size. These are our estimates, not quoted listing prices. The all-in figure adds an assumed 7% stamp duty (the UP rate for male buyers; women pay less, and the current rate should be confirmed) and excludes Noida Authority transfer charges and society transfer fees, which were not verified.

The published price ranges do not agree. Square Yards shows ₹1.14 crore to ₹2.46 crore while also quoting ₹19,200 per sq. ft; ₹1.14 crore for a 1,300 sq. ft flat is only about ₹8,800 per sq. ft, so that range is almost certainly out of date. CommonFloor and Quikr show ₹1.43 crore to ₹2.67 crore, also likely stale. A 99acres resale page snippet shows ₹2.21 crore to ₹4.76 crore across 56+ listings, and a NoBroker snippet says units start from ₹2.50 crore. Those last two fit the per-sq.-ft rate better. We could not open the 99acres page directly, so treat its figures with care.

On benchmarking: Square Yards puts the Sector 93A average at ₹15,550 per sq. ft, and another aggregator snippet says ₹14,550. At ₹19,200, ATS Village asks about 23% more than the first figure and about 32% more than the second. A second independent locality rate from MagicBricks or 99acres could not be fetched. For comparison, Square Yards lists Gulshan Vivante at ₹15,150, Omaxe Grand at ₹11,900 and Paras Tierea at ₹8,250 per sq. ft.

Rates have moved around. One aggregator snippet shows Q4 2025 rising from ₹17,950 to ₹19,800 per sq. ft (up 10.3%) and roughly 104.6% growth over five years; Square Yards’ June 2026 figure is down 3.8% on the previous quarter.

Rent does not keep pace with price. At ₹53,700 a month, a 3 BHK bought for ₹2.5 crore yields about 2.6% gross a year. At ₹71,300 a month, a 4 BHK at ₹5.4 crore yields about 1.6% gross, before maintenance and property tax.

ATS Infrastructure Limited was incorporated in Delhi in 1996. A CIN, or Corporate Identification Number, is the registration number the Ministry of Corporate Affairs gives every company; it lets you look up the firm’s directors and filings. Search summaries of Zauba Corp and Tofler list Getamber Anand, Udaivir Anand and Naveen Joshi as directors, though we did not confirm this directly on the MCA portal. ATS Village was one of the group’s earlier projects, and by the available dates it went from start to occupation in about three years.

The group’s later record is harder to read. ATS runs many projects through separate companies. ATS Heights Pvt Ltd, which is building ATS Knightsbridge in Noida, was admitted to insolvency by the NCLT on 22 April 2024; the NCLAT stayed that in May 2024, and in March 2026 the NCLT allowed the case to be withdrawn after a settlement, with delivery now targeted in 18 to 24 months (Business Standard). Ananda Divine Developers, behind ATS Triumph in Gurugram, was admitted to insolvency on a petition by ICICI Prudential Venture Capital Fund over dues of more than ₹25 crore, affecting over 443 buyers. ATS Homes received a Noida Authority notice over ₹2,746 crore in dues on its Sports City project. ATS Realty deposited ₹130 crore with YEIDA to revive its Sector 22D township under the Amitabh Kant committee package. In June 2024 the Enforcement Directorate sought information on the group over dues, delays and land allotment.

None of these cases involve ATS Village. For a resale buyer here, the group’s troubles matter mainly in one way: they are a reason to confirm that the Noida Authority has no outstanding land dues on this specific plot and that each flat’s transfer chain is clean. We could not verify either point, and we did not find UP RERA complaint counts against ATS entities.

Risk Assessment — Positive Factors

  • The project is finished and fully occupied (Acro Tech), so there is no construction or delivery risk.
  • It was delivered in about three years from the start of work, based on the 2002-03 start and 2005-06 completion dates.
  • It fronts the Noida-Greater Noida Expressway, about 0.1 km away per Square Yards.

The Hidden Information Between the Lines

Start with the name. The project in the title does not seem to exist. “Villagex” returns nothing connected to ATS; the closest match is a startup accelerator in New Orleans. If a broker is using a name like this for a “new launch” in Sector 93A, that is a warning sign in itself. If it is only a typo for ATS Village, then the buyer is looking at a 20-year-old resale flat, which is a different purchase with different checks.

The RERA number shown for ATS Village on Square Yards and other portals is UPRERAAGT10119. In Uttar Pradesh, project registrations carry the prefix UPRERAPRJ; AGT means agent. The same number appears on listings for Purvanchal Silver Estate, Paras Tierea, Gaur Green City, Express Trade Tower 2 and even apartments in Lucknow. It belongs to whoever listed the property, not to the project. A buyer who sees a “RERA number” on a listing and assumes the project was vetted is being misled, even if unintentionally.

The price data does not hold together. Square Yards gives ₹19,200 per sq. ft and a price range starting at ₹1.14 crore in the same listing, but those two figures imply very different flats. It also states a launch price of ₹8,750 per sq. ft for a 2003 launch, which is far above what Noida apartments sold for then. The same page credits the project with about 104.6% appreciation over five years. When the launch figure is doubtful, any appreciation figure built on it is doubtful too. The only reliable price evidence is recent registered sale deeds in the society, which a lawyer or the sub-registrar’s records can provide.

Even the basic numbers vary by source. Land area is 17 acres or 22 acres. Units are 732, 736 or 740, and the contractor’s page also carries a stray “7,364 flats.” Possession is dated to March 2005, January 2006 or, in one snippet, August 2016. None of this changes what stands on the ground, but it shows how much aggregator content is copied without checking.

The ATS Group’s financial problems came after ATS Village was built, and none of the insolvency cases involve this project. But group-level distress is exactly the situation in which land dues owed to an authority can remain unpaid across several plots, as the Noida Authority’s ₹2,746 crore notice to ATS Homes shows for Sports City. For an old society, unpaid dues can affect transfer permissions. A no-dues position for this plot is worth confirming before you pay a token.

Last, the resident reviews are good but thin: 12 reviews on Square Yards, all recommending the project. The same reviews mention seepage in the monsoon and slow lifts. At 20 years, those are the kind of issues that grow, and the cost usually falls on owners through the RWA.

Questions to Consider Before Investing

  • Is the property you are being offered actually ATS Village in Sector 93A, and if anyone calls it “Villagex,” what RERA project number (UPRERAPRJ…) can they show?
  • Can the seller provide the occupancy certificate and completion certificate for the tower the flat is in?
  • Which ATS entity was the original allottee of the land, and does the Noida Authority confirm there are no outstanding land dues on this plot?
  • Does the chain of documents for this flat (original allotment, builder-buyer agreement, conveyance deed, every later sale deed) run unbroken to the seller?
  • Has a conveyance deed been registered, or is the seller holding only an allotment or transfer letter?
  • What are the Noida Authority transfer charges and society transfer fees for this unit today?
  • What did comparable flats in the society sell for in the last six months, according to registered sale deeds rather than listing prices?
  • What is the current monthly maintenance charge, and does the RWA have any pending or planned special levies for lifts, waterproofing or facade repair?
  • Has this specific flat or tower had seepage, and when were the lifts last replaced or overhauled?
  • How many parking slots come with the flat, and are they allotted in writing?
  • Which amenities (pool, clubhouse, courts) are working today, and are any shut for repair?
  • Is the super area on the seller’s documents the same as the figure used to set the price?

Who Should Consider This Project

  • End users who want a large, finished flat in an established society on the Expressway and can move in without waiting on construction.
  • Families who value open space and sports facilities and who have visited to check how they are maintained today.
  • Buyers with the budget for about ₹2.5 crore to ₹5.5 crore plus stamp duty, who can also absorb repair costs typical of a 20-year-old building.
  • Buyers who will hire a property lawyer to check the title chain, certificates and land dues before paying a token.
  • Long-term owner-occupiers for whom rental yield is not the main reason to buy.

Who Should Not Consider This Project

  • Anyone who was told this is a new launch called “Villagex.” We found no such project.
  • Investors buying for rental income, since gross yields are about 2.6% for a 3 BHK and lower for a 4 BHK at current prices.
  • Short-term investors expecting quick gains, given the recent 3.8% quarterly dip and a price already well above the sector average.
  • Buyers who want new construction, modern specifications or a low-maintenance building.
  • Buyers who do not plan to verify the occupancy certificate, conveyance deed and Noida Authority dues, as those checks carry most of the risk here.
  • Buyers who need a published, verified price benchmark, since the aggregator data for this society contradicts itself.

Honest Verdict

ATS Village was built and occupied two decades ago. It is on the Noida-Greater Noida Expressway with a metro station about 2 km away, the flats are large, and the few resident reviews speak well of the green space and upkeep. There is no builder delivery risk, which several newer ATS projects cannot say.

The problem is price against age. At around ₹19,200 per sq. ft, you are paying roughly 23% above the Sector 93A average for a building that is 20 years old, with reported seepage and slow lifts, and a rental yield near 2.6%. The published price history is too inconsistent to support the appreciation story aggregators tell. And the “RERA number” on listings is not a project registration, so the usual online checks give no protection.

If you want to live here, the purchase can work, provided you do the paperwork checks most buyers skip. Get the occupancy and completion certificates, confirm the conveyance deed and the full title chain, get written confirmation that no Noida Authority land dues are pending, and price the flat off recent registered sale deeds rather than portal ranges. Ask the RWA for its repair plans before you agree on a number. If the price came closer to the sector average, or if the society had a documented recent lift and waterproofing overhaul, the case would be much stronger.

If you came to this looking for a new ATS launch called “Villagex” in Sector 93A, stop and ask for the RERA project number; we could not find one.

ATS Village is a settled, well-located society that is fine to live in, but at today’s asking prices it is not a good investment.
